Location
Villa Lemoni is situated on the outskirts of Peyia Village having the advantage of clear
uninterrupted views of the blue Mediterranean Sea and only a 5 minute walk away from the
centre of the village. Peyia has several very good restaurants, bars and tavernas serving
traditional Greek and Cypriot cuisine. There is also a large and keenly priced supermarket
in the village centre as well as other shops and banks. The best beaches in the area, at
Coral Bay, are only 6kms away. Kato Paphos, with its picturesque harbour, tavernas,
restaurants bars, night clubs and almost infinite variety of tourist attractions, is only
15kms along the coast.
The wild beauty of the Akamas Peninsula is within a 15 minute drive from your front door and
the breathtaking scenery of the Troodos Mountains about 80 minutes away. The Akamas is
‘Pandora’s Box’ to all who have an interest in Natural History being a World Heritage
designated Wilderness Site; a place where the plant and animal life have evolved without
being adversely affected by man! In the Troodos range during the Winter season you can go
and ski or snowboard in the morning then return to Coral Bay for a spell on the beautiful
beach before rounding off your day back home in Peyia sunbathing by your private pool!
The golfer has 3 superb 18 hole courses within easy reach. Tsada a twenty minute drive away,
Aphrodite Hills and Secret Valley 40 minutes drive along the coast towards Limassol the main
port of Cyprus. Booking a golfing holiday outside the peak season means that we are able to

General Description
This semi detached villa, situated in a quiet and private location, is of 2 storeys and has
been built to high standards using only quality materials. Fixtures, fittings and
furnishings are also of good quality. Air Conditioning is fitted in the 3 bedrooms to keep
you cool through the long Cyprus summer. 2 of the first floor balconies give access to
superb sea views and the 3rd overlooks the mountains and are just the place to drink your
‘sundowners’ as you watch the fabulous sunset.
To the rear of the villa is a large swimming pool, 9m X 4m,with all the necessary sun
loungers, umbrellas and patio furniture available poolside. The pool is shared with the next
door villa. A very special feature of this villa is its rooftop entertainment area which
boasts a pergola for shade, built in barbecue, wash basin with both hot and cold water,
table and chairs plus the necessary lighting and electrical power points. In short, the
perfect location for a party or just an evening barbecue meal.
A Welcome Pack, containing all your immediate needs, is provided so that you don’t have to
visit the supermarket immediately on arrival even though it is close by. All that you need
to keep your holiday home and clothing neat and tidy is provided. Extra beds, cots, high
chairs and baby buggies are available at a small extra charge. Let us know your needs at
time of booking and you will find what you asked for in the villa on your arrival. Ample
bedding and towels for normal use are also supplied but you will need to bring your own
beach towels with you.
Any information you require with regard to your stay; or assistance with booking of
excursions or other desired activities is available through Ian, Lynne and Dick all of whom
have lived in Cyprus for over 10 years. Our aim is your complete satisfaction with your
holiday!
Check in time is from 14:00 on the day of arrival and the apartment must be vacated by 11:00
on the day of departure. Whenever flight times are ‘inconvenient’ we will do our best to
assist in every way possible. To us each of you is a VIP!

Accommodation
Ground Floor: Entry is via an entrance hall which leads into a spacious lounge comfortably
furnished for 6 people. Off the lounge is a cloakroom with hand basin and WC. For your
entertainment the living room is equipped with TV, DVD Player (so bring your favourite DVDs
with you) and a Music system including cassette, radio and CD player. An archway leads to
the dining area and kitchen. The dining area is provided with a table and seats 6 in
comfort. The kitchen is fully equipped with ceramic hob, large fridge/freezer, microwave,
kettle, toaster, washing machine, iron and ironing board together with all necessary
utensils, crockery & cutlery.
First Floor: The main bedroom has a double bed, dressing table and ample wardrobe space. The
en suite bathroom has a walk in shower hand basin and WC. Patio doors lead to a small
balcony overlooking the sea.
Bedroom 2 has twin beds, dressing table and ample wardrobe space. Patio doors lead to a
common balcony shared with the main bedroom.
Bedroom 3 also has twin beds, dressing table and wardrobe space.
Between bedrooms 2 and 3 is a bathroom which has a bath with shower over, hand basin and WC.
All bedrooms have air conditioning units.
Moderate use of the air conditioning is included in the weekly costs. Excessive use will be
charged extra, payable locally prior to departure.
